Come and enjoy our beautiful home in the Village of Duval with its relaxing Lanai and backyard with beautiful landscaping. Offers much more privacy and grounds than most homes in the Villages. Windows are tinted and Lanai has solar blinds. Perfect location close to shops & restaurants on 466A, numerous golf courses. Walk to the Adult Pool (must be over 30) and Sea Breeze Recreation Center. Probably one of the only rentals that has lightning protection for both the house and your electronics especially important during the summer months. Excellent neighbors. Very quiet location at any hour of the day.
Tastefully decorated with casual elegance with comfortable beds and linens. Keurig coffee maker, Pottery Barn dishes, and all the appliances, pots and pans you will need to prepare just about anything you desire.
Living Room-Reclining Sofa and loveseat, 55” Sony Smart TV, Blu Ray Player, Coffee Table, end tables, lamps with Ceiling Fan overhead. Xfinity Cable TV box in the living room.
Dining Room-Glass Table with four comfortable chairs in between kitchen and living area. Credenza’s offer more storage in these rooms.
Kitchen-New Appliances, bar style counter with three bar stools. Abundance of pots, pans, utensils, toaster, blender etc.,
Master Bedroom-King Size bed with pillow top mattress topper, dresser, mirror, two end tables with lamps, Walk in Closet, Walk in Shower, Large flat Screen TV. Xfinity Cable service included.
Guest Bedroom-Queen Size bed with pillow top mattress topper, end tables, dresser, large closet with private bath, flat screen TV. Barn Door offers complete privacy with this bedroom being on the other side of the house from the Master.
Lanai-Oversized White Wicker furniture with a pretty view of the professional landscaping under the pergolas. Reading LED light as well as overhead fan and light. Solar Shades for all windows.
Patio- offers pavers, 3 large pergolas, grill, two high back chairs, dining table for six with brand new cushions, and one lounge chair. Three fans on top of Pergolas to keep you cool when eating outside in the summer. My favorite spot is the two man hammock for afternoon siestas.
Full size washer and dryer on premises
Basic Cable and High Speed WIFI internet access included not just a Roku stick. Xfinity is the service provider.
Two chairs provided for you to take to the Squares which offer nightly entertainment.
Two geared bicycles available with a lock (One is a Trek, the other is a Specialized (same as TREX). Yoga mat provided also for exercise enthusiast. Older golf clubs available for use in garage.
2015 low mileage Yamaha gas Golf Cart included in rental (must sign special agreement for use). Seatbelts for extra safety.
Non Smoking Residence.
Owner is a licensed RE agent (not currently selling) however if you are coming here to buy a house I can provide you with invaluable facts which you will not discover until you actually live here and you do not want to make a poor choice. Renting before buying and learning all that the Villages has to offer is key into finding your perfect home. Of course I would like you to rent our home to gain this knowledge. I have references of people who have bought after experiencing our home. One I did the viewing and inspections for on her first Villages home. Now she owns two.

Reservation Deposit: 50% of monthly rental. Security Deposit: $650. $150 cleaning fee will be deducted from security deposit. 7% County & local tax not added.
