Rental Policies and Payments.:

The 4-seat Golf Cart is provided as a courtesy to the renter at no additional fee ($500 savings) and will be operated by the renter at their own risk. Golf cart drivers must be licensed drivers follow the rules of the road and only drive on cart permissible pathways. Download the Village app which has a golf cart GPS. If for some reason the cart breaks down, the landlord will make a reasonable attempt to repair it but can not guarantee it will be repaired and no discounts are provided if the cart becomes unusable during your stay. The renter agrees to fill the golf cart gas tank at the end of the rental period. Renter agrees to accept ALL liability for any damage or injury caused by the golf cart during their stay. A liability waiver must be signed by you and in the landlord's possession before a golf cart may be used.

No pets (due to allergies), no smoking/vaping or drug use anywhere on the premises or golf cart. Your security deposit will be forfeited if it is found that these rules were violated.

No sales (such as garage sales) or businesses may be operated from the house. Please be respectful of your neighbors.

No subletting permitted.

Trash pickup is on Tuesday and Friday mornings.

No refund for early departures.

No more than 6 persons are permitted in the home at one time.

Your rent covers All utilities, internet/WiFi, cable, yard care, public amenities, and use of a golf cart. Missing keys, gate passes, or garage door openers will be replaced at the renter's expense. Renter Liability Notice: We will require you to sign a short-term rental agreement and a golf cart waiver for all persons who will be renting. When signing said agreement, you and your guests are aware of and accept and assume all risks of harm. You (as tenant/s) and your guest(s) release the property owner and their representatives free from any liability, including financial liability for any injuries/harm that may occur if the guest(s) is injured on the property.

Cancellation Policy: We understand things happen to cause cancellations. If you have to cancel 90 days before arrival, we will refund all the money paid. If you must cancel less than 90 days before arrival, we will try to rent the property to another party for the same fee. If this rental occurs, we will issue a refund. If we cannot rent the property for the time we have reserved for you, we are sorry, but you will forfeit any monies paid up to that point. It is highly recommended that guests obtain traveler's insurance. Choosing to book this unit constitutes agreement with this policy. Optional: Resident Guest IDs are $50 for 2 adults. This is paid to and can be obtained from the nearby Everglades Rec Center Villages ID office. The Resident ID allows for the use and enjoyment of the amenities at The Villages including executive golf courses, reduced fee at championship golf courses, swimming, recreation centers, and more. After you get your Resident Guest IDs, you can obtain Guest Passes for other persons on the lease as well as temporary visitors. Village IDs gives full access to all residential amenities including golf at any of the executive courses. Guest passes (free) give access to recreation centers, pools, pickle ball, tennis, shuffleboard, billiards, archery, bocce ball, and horseshoes. Over 2,000 clubs and activities, recreation centers, and swimming pools. There are more than 40 Villages executive golf courses for a small fee ($4) and twelve champion courses for a modest fee.

The Village ID office will provide instructions on how to schedule tee times and there is also a booklet with instructions in the house along with village maps.

Payments and Cancellation Policy


We accept Venmo, Paypal, Zelle, and cashier checks drawn on US bank. In addition to the Rental Fee, your invoice will include the following additional fees:

+7% Florida tax

+$250 Cleaning fee

Optional Fees: You may apply for a $50 Temporary Villages ID (for 2 people), paid directly to The Villages (cash or personal check only, they do not take credit cards) and picked up upon your arrival. Temporary ID’s allow you to enjoy the same privileges as homeowners, such as: free access to all executive golf courses, reduced fees at championship golf courses, swimming pools, recreation centers, and more. After you purchase your Temporary ID, you will be able to obtain FREE guest passes for other temporary visitors. We will submit the request form on your behalf and will require your input at least 2 weeks in advance of your stay.

Deposit:

  • A refundable $1500 deposit will be returned within 15-30 days of agreement expiration if no damage or loss occurs.
  • Fees (non-refundable, non-negotiable):
  • $250 cleaning fee
  • Payment: 50% of the total amount is due within 3 days of signing the lease agreement and golf cart waiver --The remaining 50% is due 90 days prior to the rental period
  • Refunds/Cancellation: In the event of a cancellation, refunds will only be issued if a replacement Guest is found for the same rental period at the same amount. If a replacement Guest is secured at a lower rental rate for the same period, the difference will be deducted from the received payment, and the remaining amount will be refunded to the Guest(s).
  • Please note that refunds are contingent upon finding a suitable replacement Guest.

Additional Terms and Notes:

  • The rental amounts are based on 4-6 occupants. Please inform the Owner in advance if there will be any overnight guests. Additional fees may be waived at the Owner's discretion. Without prior approval, a 10% per person fee will be deducted from the security deposit for unregistered guests.
  • The signed agreement must be returned within 3 days.
  • The Villages is an active Senior Community for residents aged 55 years and above.
  • Young visitors are allowed for limited time periods.
  • Please note: You must be 25 years old or older to rent this property
  • No Mailbox Access Provided. guests will be responsible for renting a Mailbox or P.O. Box on their own.
