  A Florida state rental use tax applies if the stay is less than 6 months and one day. Currently there is a 9% sales tax that applies to rental charges or room rates paid for the right to use or occupy living quarters or sleeping or housekeeping accommodations for rental periods six months or less, often called “transient rental accommodations” or “transient rentals.”

This property rents out EARLY every season; (the outstanding range of amenities and central location are prime reasons). Book early to reserve for the Spring 2026 thru Fall 2026 seasons.

This home features beautiful light tan laminate & tile flooring throughout; (no carpet). There's a south & east facing front screen enclosed lanai that you can enjoy using the comfortable casual outdoor seating with a wooden rocker and 2 reclining lounge chairs  for morning coffee, or for a shaded lunch, or for just relaxing to watch the stars after your active day in the world’s top-rated senior community.

Living room has a WOW... 70" smart  theater sized screen TV, with 125+ Xfinity/Comcast cable channels and high speed internet for streaming/gaming and with a 5 l - and line VOIP telephones.  The cozy theater style seating area has TWO electric recliner leather sofas, a pair of wingback chairs, and an overhead ceiling fan.  There are more than 5 dozen books, games and puzzles for rainy days.

Kitchen is light, and bright with dishwasher, refrigerator with icemaker, microwave, gas cook top/oven, with threes sets of Mikasa & Pier One Majolica dishes, 'Emeril Lagasse brand' pots & pans & a Wok, all cooking utensils, both a two & four slice toasters & 2 coffeemakers (Keurig pod & regular Mr. Coffee), smoothie maker, regular blender, a food processor, 2 slow cookers & 2 teapots, toaster oven, a Cuisinart air fryer, a full size mixer. The Kitchen has a glass table that seats 4. There are 3 bar stools at the Kitchen breakfast bat counter for your guests.

A Fire extinguisher is mounted on a kitchen wall as well as a flashlight with both first aid & sewing kits.

Formal Dining Room seats 6 with a formal wooden table that can be expanded; there are many sets of silverware as well as Mikasa & Noritake plates with a generous supply of crystal/glass drinkware.

Master Bedroom has a new firm King bed mattress with an removable pillow topper, extra pillows, 2 night stands, 2 chairs, 2 lamps, a clock-radio, a phone charging radio, a large  58" Sharp Smart TV with 125+ Comcast/Xfinity cable channels that is wall mounted with DVD player coupled with an assortment of DVD's/CD's, a large walk-in closet with custom organizer shelves, overhead ceiling fan, a large blanket/comforter chest dresser and also a small writing/computer desk. Master Bedroom has a privately accessed bathroom (recently painted) with walk-in shower & wall cabinet with a large vanity mirror.

Guest Bedroom has a medium-firm Queen bed, a glass topped computer/writing desk, extra pillows, radio, 3 lamps, medium sized white dresser, a custom organizer closet with 5 dozen hangers, custom organizer shelves, an overhead ceiling fan, an electric heated fireplace mantel, computer desk with 30inch computer monitor. Guest Bedroom is next to a separate guest bathroom (recently painted) with full tub & shower and large vanity mirror. 

(An additional TWIN bed can also be added/configured in the Guest Bedroom upon request.)

 Lanai (Sheltered/screened Patio) has two cushioned reclining chairs, overhead  fan, a small table and a cushioned white rocker.

Parking: Garage (1 vehicle), driveway (1 vehicle). (The property also has an extra  short term overflow parking area for 1 small vehicle).

outdoor patio area: The extra large area has a glass both a high top glass top table; that seats 4 persons. There are several 9 foot outdoor umbrellas.

An outdoor propane fireplace was recently added coupled with a 'Master Forge' propane gas grill & coupled with a Weber charcoal grill for grilling food purists.

There are many sets of bed set linens, towels & comforters, ironing board & 2 irons, many dry dust/wet mops, 2 vacuum sweepers, a hair dryer, flat hair iron, a bathroom scale, personal heating pad, and an extra generous supply of clothes hangers in each of the two custom organizer closets. 

We also provide four bicycles with adult sized helmets. (One is a three wheel adult tricycle);  pickle ball rackets; three sets of golf club bs with more balls/tees than you can use, 2 golf club pull carts, 2 pool noodles, 3 boogie boards, 2 beach folding chairs, 2 beach sand umbrellas, many large beach towels, a small portable beach tent, 4 freshwater/salt fishing poles and an assortment of fishing tackle with fishing net, and 2 sets of hiking/walking/trekking poles. Tip: try your luck at the nearby Sunset Pointe Lake . Use a treble hook and Walmart chicken livers cast them about 30 feet out for many  a dozen hits or more per hour for the three different species of cat fish.)

For great Florida evenings, the villa also has four (4) folding lawn chairs for guests to  use for watching the free daily 5-9 PM free live entertainment around the nearby (five) Villages' squares with bandstand gazebos.

A small dog is allowed; (no additional fee for a dog; less than 20 pounds please).  Sorry, no cats permitted due to guest allergies. The nearby Brinson/Perry Dog Park is short 1.3 miles away as well as the Lake Miona/Black Lake 'soft' all weather walking trail too!

Restrictions: NO SMKING ; NO VAPING ; NO 'WEED' , NO CANDLES, NO FIREWORKS on the property.

Only fully licensed drivers may operate the golf cart. (see policy below). Photo copies of valid drivers license/ID's required as well as a signed golf cart waiver required.

Home Cleaning practices:

This home is cleaned with disinfectant between guest stays. Examples: All high-touch surfaces are cleaned with a disinfectant. (Examples: door/cabinet knobs, counter tops, light switches, sinks, faucets, handles, showers, tub, toilets).

Cancellation Terms: If a cancellation is necessary, refunds will be as follows:

    At least 60 days prior to arrival - 100%

    30-60 days prior to arrival - 50%

    Less than 30 days prior to arrival - Nonrefundable

(The rates are the same for a single person, OR a couple with short term guests; i.e. there is NO fee for a small pet or extra guests for reasonable short periods of time with the owners consent. Otherwise, there is a $100 per person per week fee for longer term guests).

For short term renters, a two seater golf cart with seat belts is negotiable for ADULT ONLY tenant riders or drivers. (Tenants/renters would need to provide their own insurance coverage using their existing homeowners or automobile policy. Thereby, tenant/renters would be solely responsible for any golf cart damages, tenant driver speeding/accident fines and injuries). Note: The two seater seater Golf Cart is included with a 4 month or more rental that also includes Roadside Assistance.

NOTE: For short term renters, a extra gas or electric golf cart can also easily be rented/delivered/picked up locally for a short term.. (Simply google them from more than a dozen local vendors or we can provide a list via email if requested/desired.)

(BTW, Villages guests should be aware of  a potential safety issue. Consider googling this . . .  according to Villages News, a total of 13 golf cart deaths have occurred in The Villages over the course of just a seven year period )

One small dog is permitted, 20 lbs. or less. Sorry, no cats permitted due to guest allergies.

An ANNUAL LEASE would be considered - $3,500/month if we pay for utilities (gas, electric, water) or $3,100/month if you pay for your utilities starting MAY 2026.

$750 Reservation deposit due within 7 days of booking and is refundable if home is re-rented for the same period and rate. The $750 Reservation deposit will "hold" the property and automatically converts to a "Security Deposit" upon final rental payment. No smoking in the home, garage or outdoor screened lanai. Security Deposit will be kept or additional charges will apply to remove any signs of smoke from inside the unit. NO EXCEPTIONS! SMOKING ANYWHERE ON THE PROPERTY WILL BE A VIOLATION OF THE LEASE AND WILL BE IMMEDIATE EVICTION WITH NO REFUND OF ANY MONIES AT ALL.

The Security Deposit less the $175.00 Cleaning Fee will be returned between 30- 45 days of tenant departure, providing there are no unpaid charges for pay-for-view movies on Xfinity/Comcast cable or extra unpaid phone charges or damages, etc. other than normal wear and tear, following inspection and satisfaction of property and its contents.

A $50.00 Villages Temporary Resident ID Fee (optional for up to 2 adults) allows for the enjoyment of all “resident privileges,” which include making automated golf reservations, or playing golf at any of the 41 Villages Executive golf courses open nearly 365 days/yr or get discounted rates for the 12 Villages Championship courses,  Walking the 9-hole Executive golf courses are free; (motorized golf cart usage on Villages golf courses have a small 'trail use' fees). Paid directly to The Villages, the $50.00 Villages Temporary Resident IDs can be picked up at the Villages sales office after check in.  A Villages Temporary Resident ID allows access to roughly over 3,100 Villages activity clubs and neighborhood/regional indoor recreation center activities. (These Villages activity events are searchable online). Villages Temporary Resident IDs also allow access to 89 outdoor swimming pools that are heated year round.

Household consumables are generally NOT provided such as trash bags, baggies, paper towels, dish washer soap, laundry soap/powder, dryer static sheets, shampoo, personal toiletries, etc.

(A small starter set of hand soap, bathroom tissue and bathroom/kitchen & window cleaning supplies is provided).

Guests should consider purchasing their own Renters insurance & golf cart insurance for any personal property/valuable protection.

There is easy golf cart access or either a short bicycle ride or drive access to five nearby supermarkets, shopping & restaurants. The Winn-Dixie and Publix grocery & Aldi's grocery stores are 1.9 miles.  A second Publix grocery and the Walmart Neighborhood Market grocery also are all under 4.0 miles away.

Check-in after 3:00 P.M.

COMMON SENSE REQUESTS :

When leaving kindly place the towels and sheets in the WASHER before you leave.
Kindly keep the noise level to a minimum as this is quiet adult community.  
Kindly place all keys in the bowl provided.

Kindly leave a full tank of gas in the golf cart; (if used).
Kindly do NOT lock the Lanai screens after you leave. 

Leftover dirty dishes/dirty pots should be cleaned in the dishwasher; else extra $75 cleaning fee.
