Welcome to our patio villa located in Edenfield. Your home away from home. Whether you are looking to rent for a week or a month at a time, we are glad you are taking the time to consider renting our property.  The two nearest squares are Eastport and Sawgrass. This two bedroom home is fully furnished with an open floor plan, you'll have plenty of space. We welcome your small to medium sized dog with a small pet fee. When setting up our home we made sure to include quality furniture, calming colors, and accessories as if we were the ones living in the home.  We love going to The Villages so sometimes we do live in the space! For your safety the home is equipped with two light timers, set to come on automatically for those nights you arrive after dark, and multiple nightlights throughout the home.

There is plenty of room to relax and watch the smart watch TV which includes Samsung TV and apps like Netflix, Hulu, Prime which are available for login using your account, or curl up with a good book in the living area. Wifi is available for use throughout the home at no fee. Did you notice the bug free screened in porch with two oversized rocking chairs for those early morning coffees or early evening drinks?

Next up a fully equipped kitchen and stocked for every day use. The large island provides three sturdy bar stools. The four seat kitchen table is a great place to gather friends or family or maybe to play a good game of cards or maybe put together a puzzle during  your stay. The kitchen includes a gas range, microwave, and stainless steal appliances and place setting for eight. 

Sleep easy in the primary suite with a king sized bed made with 1,000 count sheets, large dresser, two side tables and one includes USB ports for overnight charging, and a generous sized walk in closet with slim velvet non-slip hangers. The ensuite bathroom features a walk in shower and large vanity for storing your personal items like you do when you are at home. Large white bath towels are provided. 

Plan on having guests? the guest bedroom also provides a king sized bed made with 1,000 count sheets, two side tables and one includes USB ports for overnight charging, and a closet with slim velvet non-slip hangers. The second full bath room includes a nice sized vanity and bathtub shower combination and large white bath towels.
 

What's included:
All utilities and services such as electricity, water, sewer, trash, lawn care, pest control. Unless rent for a year or more then this will need to be discussed with the renters.
Wifi and streaming television.
Use of The Villages amenities with guest passes or optional Resident IDs for $50. 

Booking Options:
During peak season (January, February, and March) we prefer to have the same renter for the three months. However, if this does not fit into what you are looking for we may consider one month at a time so please reach out and ask.

Payment & Deposit:
A refundable security deposit is required. For weekly rental the rate is $500 and for monthly rental the rate is $1,000. The security deposit will be returned within 30 days of departure minus any deductions for damages beyond normal wear and tear.
Fifty percent of the total rental amount is due at the time of signing the rental agreement. The remaining balance is due 45 days prior to arrival. If booking is within the 45 day window then the full amount is due at the time of signing the rental agreement.

A $175 cleaning fee applies for each rental agreement.
A flat 7% Florida Sales Tax is applied to the rent portion only. This is required by the state of Florida for rental periods less than 6 months.

Cancellation Policy:
Please make note of the cancellation policy. There are no cancellations permitted within 45 days of guest arrival date. The Security Deposit will not be refunded unless the Owner is able to re-rent the Property under the same (or better) terms and conditions of this Agreement, for the full Term reserved. If the Property is re-rented under the same (or better) terms and conditions as this Agreement, Owner will refund the Reservation Deposit paid, less a Cancellation Fee of $300.00 or 10%, whichever is greater.
